** Job Purpose: Responsible for the planning, implementation and completion of maintenance programs to ensure Facilities and MEP system in well operation condition. ** Main Responsibilities: - Ensures the adherence of all maintenance staff to the company policies and procedures and compliance with the health and safety legislation; - Takes proper care on the company properties and equipment by carrying out scheduled maintenance and quality inspection to minimize technical malfunction and maximize its useful life; - Manages and directs effectively and efficiently the maintenance programs, i.e. MEP (HVAC, plumbing, elevator & escalator, electrical system and generator, fire alarm and firefighting system, ELV System (sounds, access control and telephone)); - Ensures facilities and all MEP equipment and machineries are in proper operation condition by establishing the operation test schedules especially, stand-by units; - Plans and implements site redevelopment projects ensuring projects are completed on time, on cost effective manner and at the desired standard; - Supervises all routine preventive maintenance to ensure that all machines run smoothly, the building systems operates efficiently and the physical condition of properties does not deteriorate; - Provides technical support to new and existing customers regarding to the renovation, installation and operation by providing high qualities, available cost, on time management and safety standard base; - Collaborates with contracted maintenance specialists to perform maintenance repairs and adjustment; - Perform other duties as assigned by the superior.
